As someone who has had to deal with water not staying where it’s supposed to, I can completely identify with this potentially nightmarish situation. Years ago a tenant called me at a job site with the dreaded news that water was pouring through the ceiling and that she had to leave for work. The second floor bathroom plumbing had leaked through the ceiling of the first floor and had poured down onto the hardwood floors below like a waterfall. The floor, half the downstairs ceiling, and one wall were all destroyed but it turned out to be the perfect time for an extensive remodel that significantly improved the property value and the functional space in the kitchen. At the time it was a lot of money that I debated spending but in the end completely worth it.
